Telangana Double Bedroom Scheme

The State Government of Telangana launched the Double Bedroom Scheme under the guidance of Chandrasekhar Rao to provide every person with their own home. The plan was to provide the people living in slums with 2.76 lakh, two-bedroom houses covering 560 square feet (0.52 a) each.

Telangana Government's Scheme to make the dream of the poor man's dream come true is double bedroom houses. This scheme introduced by the government with the idea that every man should have his place.

The district administration has identified 28 slums for this housing scheme. So far, however, only three slums have cleared the way for new construction, and only the Erravalli village has been allotted with houses.

The Budget of the Scheme

The total estimated budget in 2014 was INR 3.5 lakhs per house, which increased to INR 7.5 lakhs by 2017 for the hike in prices of materials and upgraded designs. After that, an additional INR 1.75 lakhs for each house was given for the roads and amenities. As the prices were high for the raw materials, the government made a deal with the cement companies to provide cement at a lower price and made provisions to make the payment online. As the steel cost increased in the past years, sand and concrete is supplied free of cost by the government.

Eligibility Criteria

  • The beneficiary family must be in a poverty-line (BPL) family.
  • The house will be granted in the name of the woman in the house.
  • Only for homeless families and families living in cottages, cottages, or rented houses are eligible.
  • The individuals must have a valid Food Security Card.
  • Only one 2 BHK will be provided per family.
  • The individual must be a resident of Telangana only.
  • No other person in the family is allowed to have any other house sanctioned under this scheme.
  • Allocation of the houses will be done based on eligible Scheduled Caste / Scheduled Tribe (SC / ST) beneficiaries.

Benefits

In addition to two bedrooms, a hall, and a kitchen, the units will have two toilets, two lofts for storage, and a kitchen platform. The 560-square-foot home also includes a staircase and a common area. Other benefits include water supply, electricity, policy, internal roads, drainage, and sewerage.

The Building of the Houses

The contractor may have said that a chartered accountant approved his qualification for private developers licensed with a project to his credit over the past decade. Besides, developers are also eligible to be certified by a Chartered Accountant. The government is keen to facilitate some regulations to speed up construction in the area. To facilitate this, the maximum cash deposit or EMD is reduced from three percent to one percent. Other regulations have been adopted for the benefit of small developers. District collectors can set up toilets from the Mahatma Gandhi National Rural Employment Guarantee Act (NREGA) or Swachh Bharat Mission. A large proportion of these houses were built in Mahabubnagar, Karimnagar, Warangal, Nalgonda, Adilabad, Khammam, Medak and Nizamabad with 14,000 houses. The number of households in the Rangareddy district stands at 6,000.

The state government is looking at encouraging contractors by providing free sand, which is linked to central housing schemes and subsidized cement. In total, sanctions for 95,000 homes have been approved. It excludes the Greater Hyderabad Municipal Corporation area. This flagship program has achieved the ambitious goal of providing free housing for the poor. It has been decided to increase the working capacity of 1,400 units in the assembly constituency and 1 lakh units in the GHMC area, excluding the GHMC area. Unfortunately, even 25 percent of the target is not met. The construction fee of Rs 1,250 per sq ft should be paid to Greater Haradrad and Rs 900 per sq ft fee to the rural areas, the contractors have to say. The evacuation of slums is another obstacle.
