States are currently working to digitise their land records in order to meet the Digital India Program's aim. The Tamil Nadu government keeps land revenue records called Patta and Chitta. All property-related transactions in Tamil Nadu, such as property transfer, property pledge, and property legal opinion, require Patta and Chitta paperwork.

What is chitta?
In Tamil Nadu, the term "Chitta" refers to a legal revenue document that is administered by Taluk Offices and Village Administration Officers. Chitta, like Patta, gives land-related data such as ownership, area, and so on.
The Chitta's primary role, however, is to display the type of land or property. These two are referred to as land or property types in Tamil Nadu.
Wetland or waterbodies are referred to as ‘Nanjai.'
Dryland is referred to as ‘Punjai.'
The state of Tamil Nadu used to issue Patta and Chitta as two different documents till 2014. However, in 2015, the two documents were consolidated into a single record.

Frequently asked questions
Is having a Patta necessary?
Yes, indeed. Patta is proof that you have legal ownership of the property in question. If there are any disagreements about the property's title, the Patta can be used as evidence.
Is Patta a requirement for buying an apartment?
Patta is primarily a land-related legal document, not a building-related document. The Patta could, nonetheless, include information about the land on which the structure stands; however, because the land is owned in undivided shares by multiple owners, no Patta is given in this situation.
